Two Maple Avenue eateries have permanently closed, leaving empty storefronts on Vienna's busiest retail corridor.

ViVi Bubble Tea shut its doors at Glyndon Plaza on Aug. 30 after just over two years in business. Crumbl Cookies then notified loyalty program members the week of Sept. 16 that its Vienna bakery was done after six years. FFXnow first reported both closures on Wednesday, Sept. 16.

Yaya Zhang, who owns the ViVi franchise at 233 Maple Ave. East and a second location in Fairfax City, told FFXnow that business in Vienna never gained traction. She said she and her team "tried our best and made many efforts to improve the situation, but unfortunately, we were not able to turn things around."

Zhang said she will focus on the Fairfax City cafe at 9974 Main St. ViVi's Falls Church location at the Eden Center has also closed, according to FFXnow, making the Fairfax City shop the chain's last in Virginia. Customers with leftover membership points, rewards, or gift cards from the Vienna shop can still redeem them there.

Crumbl Cookies opened in Vienna Marketplace on Maple Avenue East in early September 2020. It was the gourmet cookie chain's first Virginia location.

The 1,316-square-foot storefront, situated between Citibank and Call Your Mother deli, is now listed for lease by retail broker KLNB. Crumbl is directing Vienna customers to its Falls Church location at Birch & Broad shopping center, 1106-A West Broad St., and offering a 10% discount there through Saturday, Sept. 19.

No replacement tenants have been announced for either space.
